Building products & materials companies ask me all the time - How do I get in front of more architects?The good news is that you're in control - aside from articles/newsletters, it is your website! We’ve said it (twice) before, and we are saying it again -5.5% is still the magic mortgage rate.5.5% is the threshold that consumers have told us time and time again over the past year that is the #mortgagerate they're willing to accept. Pair that with the fact that most consumers do not believe that high #mortgage rates are here to stay, and you get people waiting it out. If you are one of the hundreds (maybe thousands) of people who have asked me “when is the updated book of Big Shifts Ahead going to happen?” this is it! The new #JBREC demographics report is here!Here is what caught my attention:🏙 Less people are leaving the cities for the suburbs. (this trend is recovering from the pandemic fleeing most cities felt).💒 People are waiting until later to get #married (as someone who got married at 35, this little fact made me feel like a trend setter) 🙍♂️ 30.2 for males 🙍♀️ 28.4 for females💻 #Workfromhome is remaining at 3x the pre-pandemic level – it’s hovering around 30%, vs the ~10% pre-2020 levels.🚚 #Migration patterns are a mixed bag when you dig into what is happening in each metro around the nation. ➡ The large cities are seeing moves out domestically but seeing strong international in-migration (think SF, DC, NYC, Miami).➡ Some hot spots over the past few years are cooling (such as Austin, Phoenix, Tampa)➡ Many markets in the Southeast and Texas have been strong and remain strong. (Raleigh, Atlanta, Jacksonville, Charlotte, Nashville, San Antonio, Dallas, etc.)#Demographics matter. Everything we do is for the people! I am by far the expert on this topic, but lucky to get to work with Chris Porter and Eric Finnigan who are the industry's go-to for demographic insights and knowledge. #jbrec #housing
